The Homes and Communities Agency (HCA) is the national housing and regeneration delivery agency for England.
It is a non-departmental public body and its sponsor government department is Communities and Local Government.
It provides funding for affordable housing and brings land back into productive use.
It also has a key role to play in regenerating communities, with an emphasis on ensuring all relevant decisions are made as locally as possible.

The TSA was created by the Housing and Regeneration Act 2008. It has powers to regulate social housing providers.
Its remit is more extensive than the regulatory role of the Housing Corporation - which it replaced - with a key role of 'tenant protection'.
The TSA has explicit powers to set standards for social housing provision - particularly around key areas such as tenancy terms, rents, tenant involvement, viability and contributions to sustainable communities.
