Homes England completes land acquisition to create its largest housing-led development site in the North of England

Homes England has successfully completed the acquisition of 34 hectares of land within the residential allocation known as the South East Warrington Urban Extension (SEWUE), creating what is now the Agency's largest development site in the North of England.

The strategic purchase brings the Agency's total landholding within the SEWUE to c.250 hectares, giving it control of the development of the allocation in Warrington Borough Council's Local Plan.

Once completed, the site will feature up to 4,200 new homes (30% of which will be affordable) alongside community facilities - including schools, recreational spaces, local centres with health facilities, and green spaces for both existing and new communities to enjoy.

The Mayor of London has today confirmed plans to deliver 284 new, energy efficient homes at North Middlesex University Hospital in Enfield. Half the homes will be at social rent and half will be shared ownership.

The site was purchased in 2019 and 2022 to support the increase of housebuilding across the Capital.

The scheme will include low-rise flats and terraced properties, ranging from one-bedroom to four-bedroom homes, and will meet the highest standards of design and energy efficiency.

All of the affordable homes will be dual aspect and triple glazed, with enhanced ventilation and insulation. They will be connected to Enfield's new borough-wide energy network, which provides low carbon heat directly to the homes.

The development will feature 1,500msq of new green space for the local community, as well as a new nursery and community cafe.
