The Government announces the timetable for introducing Awaab's Law in the social housing sector

In a statement by Deputy Prime Minister Angela Rayner, the government announced it will bring Awaab's Law into force for damp and mould in the social rented sector from October this year.
The statement recognises that many social housing landlords provide safe and decent homes to their tenants. However, it also points to English Housing Survey data that showed that in 2023, 7% of social rented homes had a damp problem and 4% had hazards rated at the most dangerous 'category 1' level.
Awaab's Law will empower social tenants to hold their landlords to account if they fail to investigate and fix hazards within their homes within set timescales.
It will also allow tenants to access the Housing Ombudsman if their landlord does not adhere to strict timelines for action.
The statement also updates on other measures that will be introduce in due course to drive up the safety and quality of social homes.
