Housing associations have the potential to double their current new build output

Savills: Article and report link

A new report from Savills concludes that housing associations have the financial capacity to more than double their output and bring forward 44,000 extra new homes by 2029 through additional asset-backed borrowing.

Some form of subsidy is critical to deliver these homes across a range of tenures and to achieve affordability. In the absence of grant, housing associations would need to secure land at zero or low value to deliver shared ownership or affordable rent housing.

Almost half of the additional financial capacity to become a new class of home builder rests with large scale voluntary transfer associations, particularly larger ones.

A new report by the think tank Localis argues that to meet the needs of those families 'just managing', the Government must free up local authorities to take more decisions on how and where housing can be delivered.

The report - Power Behind the Home: Why devolving housing powers will build more homes - argues that only by affording local authorities greater flexibility around finance and land can the Prime Minister hope to achieve the million new homes she targets by 2020.

Mayor of London, Sadiq Khan has announced two more sites that Transport for London (TfL) will bring forward as part of his plan to fast-track public land to deliver more genuinely affordable homes for Londoners.

He has speeded up the building of new homes on land owned by TfL after it identified the potential for up to 10,000 new homes at 75 sites across 300 acres of its land.

The two sites announced are at Landmark Court in Southwark and Fenwick South in Lambeth, both of which have the capacity to deliver new homes alongside commercial and retail space.

Fenwick South will deliver a community centre and 55 new homes, all of which will be social housing. The Landmark Court site has potential more than 100 homes, of which at least 35% will be affordable.
